What this measures

The average rate lenders are offering on a 30-year fixed mortgage, from Freddie Mac's weekly survey of lenders across the country.

Why it matters

Mortgage rates track the 10-year Treasury yield plus a spread, rather than the Fed's policy rate directly. That is why they can move — sometimes sharply — on days the Fed does nothing at all.

What to be careful about

A survey average is not a quote. The rate an individual borrower is offered depends on credit score, deposit, property and lender.
